The Shire of Broome’s published approvals for May, September and October 2024 list 105 building applications. Eight were standalone patio-type jobs.

Key takeaways

  • 8 patio-type permits in the sampled 2024 months; 5 were owner-builder.
  • Median estimated value about $15,800; all work must meet cyclone region C.
  • A small sample that points the same way as Karratha.

What was approved

The list includes patio and verandah additions, shade sails, a shade house, a carport and an outdoor-area addition. Estimated values ranged from about $6,500 to $70,000. Owner-builder jobs had a median of about $17,600 and the three contractor jobs about $12,000.

Small sample. Eight permits from three months is not enough to describe the town. We include it because it points the same way as Karratha, and because the Shire’s rules make owner-building harder than it looks: all patios and pergolas need a permit, work must meet cyclone region C, and the structural design must be certified by an engineer.

Why this matters in Broome

Broome has about 14,700 people and roughly 1.4 local patio specialists per 10,000 residents in our audit, with Perth about 2,200 km away. Read the Broome patio guide for the Shire’s requirements.

Method. We read the Shire of Broome published building approvals for May, September and October 2024 and kept residential patio-type permits (patios, carports, verandahs, pergolas, shade structures and alfresco jobs). New homes, pools, ancillary dwellings and commercial work were excluded. Values are the estimated values listed in the register. Medians are used because a few large jobs distort averages.
