Karratha has about 17,000 people and a strong appetite for outdoor living, but our October 2026 coverage audit found only a handful of local patio and shade businesses, and the nearest well-supplied centre is Perth, roughly 1,500 km away.

Key takeaways

  • The City of Karratha requires a building permit for all patios and verandahs.
  • Karratha is in a cyclonic wind region, so engineering and certified tie-downs are essential.
  • 44% of patio-type permits from January to July 2026 were owner-builder.

Permit and building rules in Karratha

  • The City of Karratha states that a building permit is required for all patios and verandahs. Its main line is 08 9186 8555.
  • Karratha is in a cyclonic wind region, so the small-structure permit exemption does not apply. Under the Building Regulations 2012 (Schedule 4), a freestanding patio or similar Class 10a structure can skip a building permit only if its floor area is 10 m² or less, it is no more than 2.4 m high, and it is not in cyclone wind region C or D. Anything bigger, taller or attached needs a permit.
  • Patios with solid roof sheeting are treated differently from pergolas with a permeable cover, so tell the City which one you are building.

What Karratha’s permit records show

We read the City of Karratha’s published monthly building determinations for January to July 2026. They list 55 standalone patio-type permits (patios, carports, verandahs, shade structures). 24 of them (44%) were taken out by owner-builders, against 15% in the Wanneroo sample and none in Bunbury. The busiest suburb was Bulgarra with 16 permits, followed by Wickham, Baynton and Dampier with 7 each. The median estimated value was about $20,600.

Built for heat and cyclones

A Karratha patio has to cope with long, intense sun as well as cyclone-rated loads. Engineering, tie-downs and footings matter more here than anywhere in Perth. For the heat, insulated roofing keeps the space usable: see how Cooldek insulated panels work.
