Permit and building rules in Albany

  • Under the Building Regulations 2012 (Schedule 4), a freestanding patio or similar Class 10a structure can skip a building permit only if its floor area is 10 m² or less, it is no more than 2.4 m high, and it is not in cyclone wind region C or D. Anything bigger, taller or attached needs a permit.
  • The City of Albany sets its own planning requirements for setbacks, height and site cover. Contact the City to confirm what applies to your lot before you order.
  • Coastal and exposed sites need good fixings and corrosion-resistant finishes.
