Permit and building rules in Geraldton

  • The City of Greater Geraldton’s patio and carport information sheet (BS08) explains the rules. Under the Building Regulations 2012 (Schedule 4), a freestanding patio or similar Class 10a structure can skip a building permit only if its floor area is 10 m² or less, it is no more than 2.4 m high, and it is not in cyclone wind region C or D. Anything bigger, taller or attached needs a permit.
  • A development approval may be needed even when no building permit is, and it should be obtained before lodging the permit application.
  • Applications are BA1 certified or BA2 uncertified. Steel structures must be certified by a structural engineer, and downpipes within 1,500 mm of a boundary need piped stormwater control.
  • A carport is defined as a structure with two or more open sides and at least one third of its perimeter open. Anything else is treated as a patio or verandah.

Plans and approvals

The City asks for site, layout, elevation and cross-section drawings with member sizes and tie-down details. We prepare these as part of every job, so you do not have to chase them.
