Owner-builders versus contractors

Permit holder Permits Median estimated value
Owner-builder 24 about $15,500
Contractor 31 about $37,400

Owner-builders tend to take on smaller, simpler jobs. Among contractor-built permits, one business took roughly 48% of the total, which shows how concentrated supply is. Karratha has about 17,000 people and our audit found around 1.2 local patio specialists per 10,000 residents.

What was built

Patios (18) and carports (17) led the list, followed by shade sails and combined shed-and-carport jobs. One entry in the register is far larger than the rest, so we use medians in this post.

Method. We read the City of Karratha published building approvals for January to July 2026 and kept residential patio-type permits (patios, carports, verandahs, pergolas, shade structures and alfresco jobs). New homes, pools, ancillary dwellings and commercial work were excluded. Values are the estimated values listed in the register. Medians are used because a few large jobs distort averages.
