Building a patio in Erskine: what the City of Mandurah requires
What counts: the City describes a patio or carport as having a waterproof roof, with two or more sides open and at least one third of its perimeter open.
Building permit: generally not needed for a free-standing patio under 10 m² and not above 2.4 m high that meets the setbacks. Above either limit, you need a building permit.
Planning approval: any variation to the Town Planning Scheme, the Residential Design Codes or a local planning policy needs development approval first, which must be granted before the building application is decided.
Application documents: a site plan (minimum 1:200), floor plan, section and elevations (minimum 1:100), construction and footing details, and connection details to any existing structure.
