Building a patio in Iluka: what the City of Joondalup requires
Building permit: not needed for a freestanding patio that is no more than 10 m² and no more than 2.4 m high. Anything larger or taller needs a building permit.
Planning approval: generally not needed for a house or grouped dwelling if the patio is open on two or more sides, is no more than 2.7 m high to the top of the roof, meets the street setback for your R-Code, leaves enough open space and uncovered outdoor living area, and suits the style of the house if it is visible from the street. For patios up to 10 m long, posts can sit on the boundary with the roof or eave 450 mm from it.
Extra requirements apply to raised decking more than 0.5 m above natural ground, boundary walls, and properties covered by a structure plan.
